STR Advocacy Podcast ‘How To Save Your Vacation Rental Business,’ Takes on Regulation Head-On in New Season

How sustainable long-term are short-term rentals in a destination? Check the scorecard.

In Season three of their podcast, released on November 1st, short-term rental (STR) advocates Dana Lubner and Matt Landau invite listeners on weekly installments of a 10-episode journey featuring a chorus of short-term rental experts to take on the challenge of measuring regulation. Upcoming guests include Jamie Lane of AirDNA, Robin Craigen of Steamboat Springs, Ryan Dame of Casago, Dusty Church of Tybee Vacation Rentals and Linda Curry of Arizonans for Responsible Tourism who will join forces with Dana to lay the groundwork for the creation of a scorecard measuring the regulatory risk of any given destination.

After two previous seasons of enlightening interviews with lawmakers, lobbyists, short-term rental proponents, and even opposition groups, hosts Lubner and Landau came to a sobering realization: neither newcomers nor veterans understand how risky any given destination might be—until it’s too late.

“If you’re not aware of your local regulatory landscape, you’re in for a very rude awakening because discussions are going on behind the scenes and if you’re not at the table you’re on the menu for lunch,” says Landau. “Version one of this scorecard will not be perfect, but it will confront every stakeholder who is profiting off short term rentals to think beyond the next fiscal quarter.”  

The third season of the podcast marks a new thought partnership with leading short-term rental data and analytics provider AirDNA. Vice President of Research Jaime Lane kicks off the season by helping Dana and Matt start their research into what makes or breaks vacation rental advocacy efforts in a destination.  Listeners can follow along week by week as Dana and Matt use conversations with folks in the advocacy trenches to build the scoring system for the regulatory and political health of a destination.  This season will also be sharing best practices in those destinations, and next steps for managers and investors once they’ve scored a destination. 

“So much of the public debate around short-term rental regulations is based on feelings,” comments AirDNA’s Jamie Lane, “It’s critical to first bring accurate data to these conversations. Our mission is to provide all STR stakeholders with the right data to make confident decisions for the long-term.”

To tease the upcoming season, Lubner and Landau had a live advocacy roundtable on October 25th in Las Vegas outside the VRMA International conference featuring guests from the show to kick this season off with an Advocacy “State of the Union”.  The aim was to provide actionable resources for property managers, hosts and homeowners who want to keep their ears to the ground and understand the regulatory environment in their market.

“The reason there is no standard assessment is because each destination is unique,” says Lubner, “Definitions of ‘fair’ vary greatly—as we discovered in season two—, and quantifying risk is a challenge.”
